File the liquor license application for 126 W. 6th Street immediately. Request landlord cooperation and confirmation that the location is eligible. This is the single most critical step — no lease moves forward without it.

Execute Agency Agreement

Review, sign, and return Dennis' agency agreement confirming representation structure for formal negotiations.

Structure Conditional Lease

Negotiate a conditional lease arrangement with lease execution contingent upon liquor license approval. This protects both the operator and the landlord.

Provide Personal Tax Returns

Submit 3 years of personal tax returns to fulfill the financial diligence requirement as a new entity.

Finalize Operating Agreement & LLC Documentation

Complete and deliver the Siento Hospitality LLC operating agreement prior to final lease execution.
